Werner Enterprises, Inc. agency for The Highlands Condominiums, charges a commission of 35% of the gross rental income. The owner receives 65% of the gross receipts minus any charges, which include telephone expense, firewood expense, 65% of travel agency fee, 3% credit card fee, 1% gross receipt tax and any maintenance or repairs to the unit. There will be no commission charged for repairs done by outside contractors. Commission is charged for repairs only when the repairs are done by our maintenance staff.
Werner Enterprises, Inc. will be responsible for collecting and dispensing all monies at the end of each month. Checks are mailed out by the 15th of each month for the preceding month with an itemized record sheet. Werner Enterprises, Inc. will be responsible for collecting and paying all gross receipts tax, sales taxes (state and local), and hotel/motel taxes.
Werner Enterprises, Inc. will be responsible for the majority of marketing, making reservations, a housekeeping, security and maintenance.
Werner Enterprises, Inc. will furnish all linens (including sheets, towels, washcloths, dishcloths), face soaps, dish soap, dish washing liquid, laundry detergent, toilet tissue, and trash bags at their expense.
Marketing is the key to Werner Enterprises rental program. Werner Enterprises, Inc. has experimented with many facets of advertising, including radio, television, newspapers, and magazines. Werner Enterprises, Inc. has found through this experimentation the best producers of reservations. Advertising done in Southern Living, the local Chamber of Commerce, and by word-of-mouth from previous guests provides the greatest source of reservations. Some homeowners advertise in their local newspapers to help generate even more income for their own unit. On the average, Werner Enterprises has 250-300 pieces of mail going out daily to answer inquiries through the different marketing avenues.
